Proposal – 19 Green Title Lots
TLD prepared various conceptual subdivision designs or the owners to assist with ascertaining the net benefit of potential rezoning the land holding from R20 to R30.
A decision was made to proceed with the rezoning and TLD were engaged to prepare the required report and manage the process. Upon lodging the application the City of Stirling responded with a letter advising that the proposal was not supported and encouraged the application to be withdrawn to avoid potentially wasting the City’s $8,000 assessment fee.
TLD were of the view that the application had merit and discussed the City’s correspondence with the owners. Despite the very negative correspondence the owners decided to pay the fee and continue the process. The rezoning was eventually supported by the City, the WAPC and signed by the Minister for Planning.
Once the rezoning was completed TLD handled the subdivision application process. TLD also assisted with the full suite of surveying services involved with the creation of the 19 lots including surveying for civil works (including as-constructed surveys for sewer, water and stormwater drainage) during the subdivision works phase.
TLD also assisted with the preparation of a Local Development Plan which was required due to a condition relating to noise associated with proximity to Mitchell Freeway.
